About AFRE
The company was established in late 70’s, it owns and manages 44 properties covering the total spectrum of Real Estate Business across the seven Emirates of UAE. The portfolio includes; 2100 Residential Apartments, 52 Villas, 169,384 Sq.ft. office space, 155,079 Sq.ft. Showrooms, 5,720,482 Sq.ft. Warehousing and 906 units for staff accommodation.
:: About the Role:
AFRE is looking for an Assistant Leasing Manager to be responsible for achieving business targets relating to leasing of AFRE’s properties by developing and implementing an effective leasing Strategy aimed at generating interest amongst prospective tenants and converting the same into Lease Agreements. Will also be responsible for compliance with requirement of relevant Government bodies in relation to Leasing Matters.
Key Responsibilities will be to:
Implement the market strategy and pursue prospective tenants to translate their interest into Lease Agreements.
Monitor Lease Expiry dates. Ensure that Lease Renewals are dispatched in timely fashion
Ensure that the Renewals are retrieved before the Lease Expiry dates
Monitor the Rent recovery in case of New Leases and renewals
Monitor REFX and Ejari system compliance to ensure the accuracy of the data and provide up to date information
Carry out due diligence for prospective tenants to minimise possibility of default, over occupancy, abuse of property etc.
Propose strategies for further developing leasing business, with the objective of providing relevant market information to support business decisions by the management team.
Review achievement of occupancy and revenue levels versus budgeted figures on a regular basis so to track performance, and in case of negative deviation examine the reasons and take corrective measures, to bring it back on target.
Carry out market research on competitors pricing policy, property’s specifications and architectural difference so as to enable the company to review its own property vis a vis property specification, ratio of unit sizes available, pricing policy and rental trends so as to effect changes / adjustments that best reflect market trends and demands, and positions company property most effectively against competing properties.
Review the Vacancy report and present to the management with a marketing Plan
Design a strategy to change the existing company image on internet and come up with effective marketing Plan.
:: About you::
Minimum Qualifications and Knowledge:
A degree in any discipline from a recognized university with 6 – 7 years experience in leasing residential properties, with a reputed real estate company.
Minimum 3 years of experience in leading a team of leasing representatives towards achievement of business targets.
